The guys who sprayed my attic were trained and certified, but I later found out, too late, that they had no experience and my attic was the first they'd ever sprayed. I was also never told to vacate my house for any length of time, and so I (and my pets) were in the house the day they sprayed and the entire time the off ratio foam was filling my home with horrendous vapors. The company kept telling me that it was a good job and I had nothing to worry about, even after I'd had 2 other experienced sprayers from 2 different companies visually examine the foam and confirm that large areas appeared to be off ratio. The 3rd sprayer from yet another company, was also outraged because the company who did my attic had failed to vacuum up all of the old cellulose insulation, and he also noticed areas where the foam was shrinking or pulling away, and this was not even 5 weeks after the spraying.

Open cell spray foam consists of cells that do not completely seal themselves. This makes for a softer and less dense final product. Closed cell foam cells are completely sealed and closed compressed together, creating a denser and firmer final product. This also gives closed cell foam a higher R-value (measured unit of thermal resistance). These differences also affect the cost difference between the two types of insulation.

While coatings may potentially stop minor leaks, the roof should be properly repaired and dried prior to coating application. Coatings may be able to seal pinhole leaks, which are leaks not visible to the naked eye. If the roof is leaking, the roof leak will need to be identified and repaired prior to any recoating; do not expect the coating to find and seal the leaks.
Carefully examine the roof membrane (surface material) for cracks, tears, blisters, evidence of ponding, exposed foam, and open seams. If already coated, evaluate the condition of the coating. Pay particular attention to areas around roof penetrations (vents, skylights, pipes, etc), ponding areas, cracks in parapet walls, and the attachment of roof membranes to parapet walls. Roofs should be in good condition to warrant coating.

Spray foam’s thermal performance and advanced air and moisture control can be optimized by combining it with other insulation products like fiberglass batts or rolls, maximizing budget and meeting energy efficiency goals. Combining insulation products creates a custom solution by leveraging the functions of multiple materials to find the best mix for the project. 

SPF, a spray-applied cellular plastic, is made by mixing chemicals to create foam. Those chemicals react very quickly, expanding on contact to create foam that insulates, air seals and provides a moisture barrier. When properly installed, SPF forms a continuous barrier on walls, around corners and on contoured surfaces. It resists heat transfer very well and is an effective solution for reducing unwanted air infiltration through cracks, seams, and joints.

There is a significant price difference when it comes to using foam insulation to insulate a new versus older home. Spraying insulation inside a newly constructed home is easier because the installation company can ensure the insulation will work effectively and design it for optimum defense against sound, heat transfer and utility costs. Installing spray foam in older homes that contain existing insulation can cost additional time and money -- it is not usually recommended as compared to weatherization or an energy aduit.


Global warming potential (GWP), as defined by the EPA, is a measure of how much energy the emissions of 1 ton of a gas will absorb over a given period of time, relative to the emissions of 1 ton of carbon dioxide (CO2).  Spray foam insulation products that use water as the blowing agent - typically open-cell foam however Icynene’s ProSeal Eco is a 100 percent water blown closed-cell spray foam – have a global warming potential of 1, the lowest possible number.  This is because water in the mixture reacts during the application process to release carbon dioxide and heat. The GWP of the blowing agent is that of carbon dioxide. Carbon dioxide has a GWP of 1.
The video below is from a house near Charleston, South Carolina that I visited recently, and you'll see that the homeowner in this case didn't get his money's worth. I knew immediately when I walked into the attic that something was wrong because it was hot up there. In a properly insulated spray foam attic, the temperature won't be much higher than the house temperature. 
I started using Gaco years ago primarily to solve ponding water Problem. It has work well, solved my problems with other roofing options and repairs as well as many other Flat roof issues.  My only problems were experienced when I did not clean the surface well enough for good adhesion.  Follow the Instructions.  Great product and highly recommended. .
Repair and seal roof penetrations, tears, open seams, etc. using Elastek 103 Crack & Joint Sealant and reinforce with polyester roof fabric as necessary. In larger or deep ponding areas, apply Elastek 500 Puddle Plaster to fill in areas that hold water. Avoid using plastic roof cement. Serious ponding should be referred to a roofing contractor. Blisters in previous coatings may be opened but these areas must be allowed to dry-out completely. Blisters in the roofing ply should be left alone unless likely to break. Caulk and reinforce open seams, roof penetrations, cracks, and tears. These are potential leak points so work carefully and thoroughly. Use fabric to build flashings around roof edges or roof penetrations, and to reinforce various coating repairs. A polyester fabric is used because it will stretch with the coatings. (Fiberglas fabric is not recommended.) Fabric is normally cut to extend three inches beyond the repaired area in all directions. The coating is applied to the roof surface and the fabric is immediately pushed into the wet surface. An additional coat is applied over the fabric and the patch is allowed to dry. If your roof has stucco parapets, examine them for cracks along the sides and top. These areas often permit water to enter the wall and can cause blisters and wrinkles in the roof surface. Repair with Elastek 103 Crack & Joint Sealant. If you do not have parapets, examine the metal drip edge for a tight seal with the roof membrane.
